What Documents Do You Need When Applying for Shared Ownership?

Applying for Shared Ownership might feel overwhelming at first, especially if you’re a first-time buyer. But with a bit of preparation, the process is more straightforward than it seems. One of the most important steps in your application is gathering the right documents. This guide from Southern Housing New Homes walks you through what you’ll need, why it matters and how to get organised.

What you'll need: The Essentials

Here is a general checklist of documents you’re likely to be asked for during your Shared Ownership application. Requirements can vary slightly depending on the housing provider and mortgage lender, but this list is a good place to start.

Proof of ID: A valid passport or driving licence for each applicant.

Proof of address: Recent utility bills, bank statements or official correspondence showing your current address.

Payslips: Usually the last three months of payslips for each applicant, to demonstrate your income.

Bank statements: Three to six months of bank statements showing your income, regular spending and savings.

Proof of deposit: Evidence of the money you’ve saved for a deposit. This might include savings account statements or a letter from a relative if you’ve received a gift.

Credit report: Some housing providers or mortgage brokers will ask for a copy of your credit report, which you can obtain through a service like Experian or Equifax. Check with your financial advisor for which provider they prefer.

Mortgage in principle: If you already have one, a mortgage in principle from a lender can help speed up the process.

Self-employed? You’ll also need to provide your SA302 forms or tax returns from the past one to two years, along with business bank statements.

Why documentation matters

When you apply for Shared Ownership, your eligibility needs to be assessed based on your income, savings and current living situation. Supplying the correct documents allows housing providers like Southern Housing New Homes to confirm that you meet the criteria. Getting your paperwork ready early not only helps avoid delays but can also reduce the stress often associated with the process.

Get organised early

The more prepared you are, the smoother the Shared Ownership process will be. Set up a dedicated folder - digital or physical - and begin collecting these documents as soon as you start considering your application. If you're unsure where to get certain paperwork, your bank or employer can usually help. And remember, official documents should be dated within the past three months unless stated otherwise.
